ABM is seeking a Director, Maintenance & Operations, to provide strategic and operational leadership for a large, complex facilities maintenance portfolio. This role is responsible for overseeing maintenance operations, engineering services, asset reliability, regulatory compliance, workforce management, and client satisfaction across a multi-building environment.

Manage general operations for 160 acres of real estate composed of 4,245 apartment homes for 12K residents. The Director of Maintenance and Operations will manage a team of 101 full-time employees (89 union and 12 nonunion managers) with shifts running 7 days a week, 24 hours a day. 

Serving as the senior operational leader, the Director will drive service excellence, lead preventive and predictive maintenance programs, ensure compliance with all safety and regulatory requirements, and oversee financial performance. This position partners closely with clients, union representatives, contractors, and internal stakeholders to deliver exceptional operational results while maintaining a safe, efficient, and customer-focused environment.

This role reports to the Vice President of Operations and is accountable for contract performance, budget management, regulatory compliance, workforce development, and continuous operational improvement.

 
Pay: $175K-200K
The pay listed is the salary range for this position. Any specific offer will vary based on the successful applicant's education, experience, skills, abilities, geographic location, and alignment with market data. You may be eligible to participate in a Company incentive or bonus program.

Essential Functions:

    Responsibilities
    Operational Leadership
    •    Lead all maintenance, engineering, and facility operations, ensuring high-quality service delivery and asset reliability. 
    •    Establish and maintain operational procedures, emergency response protocols, and preventative maintenance programs to support safe and efficient operations. 
    •    Oversee capital projects, facility improvements, and infrastructure initiatives from planning through execution. 
    •    Conduct regular operational reviews and provide reporting on key performance indicators, service levels, and maintenance activities. 
    Financial & Business Management
    •    Manage a $12.5M operating budget, including forecasting, financial analysis, variance reporting, and cost-control initiatives. 
    •    Prepare and present operational and financial performance reports to clients and leadership teams. 
    Customer & Resident Experience
    •    Serve as the primary client contact, fostering strong stakeholder relationships and ensuring exceptional service delivery. 
    •    Develop, implement, manage, and maintain tenant communication plans to ensure timely completion of repairs, preventative maintenance activities, and resident service requests. 
    •    Lead customer satisfaction initiatives and training strategies designed to enhance the resident experience and elevate service delivery standards. 
    Compliance, Safety & Environmental Management
    •    Ensure compliance with all federal, state, local, and agency regulations governing facility operations, environmental reporting, safety programs, and building systems. 
    •    Perform regulatory and compliance documentation for city and agency requirements, including SCAQMD responsibilities involving daily reporting for 18 Kewanee boilers, 18 Burnham boilers, 34 RayPak domestic hot water boilers, and a 2,000-gallon above-ground gasoline storage tank. 
    •    Maintain readiness for inspections, audits, environmental reporting requirements, and regulatory reviews.

    People Leadership & Labor Relations
    •    Lead and develop a workforce of 100+ employees, including managers, supervisors, engineers, and maintenance professionals. 
    •    Direct hiring, onboarding, training, performance management, succession planning, and employee development initiatives. 
    •    Manage labor relations activities, including collective bargaining negotiations, grievance resolution, and union partnerships.

     

Minimum Requirements:

     QUALIFICATIONS
    Required
    •    Bachelor's Degree in Engineering, Facilities Management, Business Administration, or related field; equivalent experience may be considered.
    •    10+ years of experience leading multiple disciplines including mechanical, electrical, plumbing, HVAC, and building systems operations.
    •    5+ years of progressive leadership experience in facilities maintenance, engineering, property operations, industrial maintenance, or a related environment.
    •    5+ years of experience managing large-scale maintenance operations with full budget responsibility.
    •    Strong financial acumen with experience managing operating budgets, forecasting, and capital planning.
    •    Experience developing and implementing maintenance programs, SOPs, and operational improvement initiatives.
    •    Strong leadership, communication, and stakeholder management skills.
    •    Experience managing unionized workforces and labor relations activities.

    Preferred
    •    Professional certifications such as CFM, FMP, CPMM, LEED, or equivalent.
    •    Experience managing large multi-site or campus-style facilities environments.
    •    Knowledge of CMMS platforms, reliability-centered maintenance, and asset management practices.

Preferred Qualifications:

  • Bachelor's degree preferred or relevant work experience of 5 years +
  • Director Facilities Management experience preferred.
  • Prefer a minimum of two (2) years of management experience in a service/customer oriented environment.
