Job Title: Maintenance Technician (Property Management)

Job Description

This contract-to-hire Maintenance Technician role supports a diverse portfolio of residential properties, ranging from single-family homes to 72-unit apartment communities in the Iowa City and Cedar Rapids areas. You will perform a broad range of maintenance tasks, complete apartment turnovers, respond to tenant work orders, and help keep properties safe, clean, and well-maintained. Responsibilities

  • Complete apartment turnovers, including drywall repair, painting, basic plumbing repairs, general maintenance, and cleaning.
  • Perform preventative maintenance tasks such as HVAC filter changes, gutter cleaning, and routine property inspections.
  • Respond promptly to tenant maintenance requests and prioritize work orders based on urgency.
  • Troubleshoot, diagnose, and assess maintenance issues within residential properties.
  • Use a smartphone to receive, update, and complete digital work orders accurately and on time.
  • Maintain a professional appearance and provide courteous, respectful customer service when entering occupied residences.
  • Support team members by assisting wherever needed to ensure overall operational success.
  • Interpret and work from basic instructions, diagrams, or blueprints as needed for repairs and installations.
  • Perform mechanical repairs, installations, and general preventive maintenance on building systems and equipment.
  • Handle a mix of routine and skilled maintenance tasks, including HVAC-related work, electrical troubleshooting, plumbing repairs, and construction or carpentry tasks within your skill set.
  • Participate in daily team meetings at the office to review schedules, assignments, and priorities.
  • Travel between assigned properties within the Iowa City and Cedar Rapids areas, organizing work geographically to minimize drive time.
  • Properly use and care for tools, ladders, paint supplies, and other equipment provided or required for the job.
  • Follow safety procedures and maintain clean, organized work areas at all times.

Essential Skills

  • Minimum of 2 years of maintenance, construction, facilities, or related experience.
  • General maintenance skills, including drywall repair, painting, basic plumbing, and cleaning.
  • Ability to perform preventative maintenance tasks such as HVAC filter changes, gutter cleaning, and routine property inspections.
  • Experience troubleshooting and resolving maintenance issues in residential or similar environments.
  • Ability to use a smartphone to receive, manage, and complete digital work orders.
  • Valid driver's license and reliable personal vehicle for travel between properties.
  • Ability to provide and maintain basic hand tools required for day-to-day maintenance work.
  • Strong work ethic and willingness to perform both skilled and routine maintenance tasks.
  • Professional demeanor and ability to interact positively and respectfully with tenants.
  • Ability to work independently with minimal supervision and as part of a team.
  • Comfort working with mechanical systems, performing repairs and installations as needed.
  • Basic understanding of electrical, plumbing, HVAC, or construction concepts sufficient to safely support general maintenance tasks.

Additional Skills & Qualifications

  • Experience in property management maintenance, apartment maintenance, facilities maintenance, general maintenance, or similar fields.
  • Experience in electrical, plumbing, construction, carpentry, or landscaping/grounds maintenance.
  • Specialized trade experience such as electrician, plumber, HVAC technician, or similar trade is encouraged.
  • Experience with HVAC systems, air conditioning, boilers, refrigeration, and HVAC service or installation.
  • Experience with electrical troubleshooting, PLC troubleshooting, and general electrical service work.
  • Ability to read and interpret blueprints or technical diagrams.
  • Comfort adapting to changing priorities throughout the day and handling a variety of tasks.
  • Desire for a long-term career opportunity within a growing maintenance or property management team.
  • Pride in workmanship and attention to detail in all maintenance activities.
  • Gas stipend eligibility each pay period, with the potential for a company vehicle after successful full-time conversion and completion of an acceptable Motor Vehicle Record review.

Work Environment

This role supports a portfolio of residential properties ranging from single-family homes to 72-unit apartment complexes throughout the Iowa City and Cedar Rapids areas, with most work centered around Iowa City. Work is generally organized geographically to minimize travel, and technicians are rarely required to travel between Iowa City and Cedar Rapids on the same day. The standard schedule is Monday through Friday, 8:00 AM to 5:00 PM, with a one-hour lunch break. Team meetings begin at 8:00 AM daily in the Iowa City office to review assignments and priorities. You will use a smartphone to manage digital work orders and rely on your own basic hand tools, while larger items such as ladders and paint supplies are provided. The environment includes both indoor and outdoor work, performing maintenance in occupied and unoccupied homes and apartment units. You are expected to present yourself professionally when interacting with tenants and coworkers, maintain safe and orderly work areas, and work with building systems such as HVAC, electrical, plumbing, mechanical equipment, and general construction elements.

This is a Contract to Hire position based out of Iowa City, IA.

Pay and Benefits

The pay range for this position is $21.00 - $26.00/hr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
