Apartment Maintenance Technician

This role provides hands-on maintenance support across multiple apartment communities in Columbus and Athens. You will complete service calls, support apartment turns, and maintain the overall condition and safety of the properties. The position follows a Monday through Friday schedule from 8:00 a.m. to 5:00 p.m., with a rotating on-call requirement approximately every four weeks. Depending on the site, you may work independently or as part of a maintenance team under a supervisor, supporting properties that range from classic buildings to newly constructed communities.

• Respond to and complete maintenance work orders promptly and efficiently, ensuring high-quality repairs and clear communication with residents and property staff.
• Maintain accurate records of maintenance activities, equipment repairs, and service requests to ensure proper documentation and compliance.
• Perform routine maintenance checks on building systems and equipment, including but not limited to HVAC systems, appliances, lighting, and mechanical components, to ensure they remain in good working order.
• Conduct regular inspections of apartment units, common areas, and grounds to identify maintenance needs, safety hazards, and potential issues before they escalate.
• Complete and assist with apartment turns, including repairs, painting, cleaning, and inspections, to prepare units for new residents in a timely manner.
• Perform carpentry, plumbing, electrical, drywall, and painting tasks as needed to maintain and improve the condition of the property.
• Maintain the curb appeal of the property by performing landscaping, groundskeeping, and snow removal duties as needed, ensuring outdoor areas remain clean, safe, and attractive.
• Troubleshoot and repair building maintenance issues, including mechanical and preventive maintenance tasks, to minimize downtime and maintain resident satisfaction.
• Monitor and manage inventory of maintenance supplies, parts, and equipment, and communicate needs to ensure adequate stock levels.
• Collaborate with supervisors, fellow technicians, and other staff to coordinate maintenance activities and support overall property operations.
• Participate in a rotating on-call schedule approximately every four weeks to handle after-hours maintenance emergencies and urgent service requests.
• Perform additional duties as needed to support business operations and ensure the safe and efficient functioning of the properties.

• 2–5+ years of apartment maintenance experience, preferably in a multi-family or residential property setting.
• EPA certification for handling refrigerants and working on HVAC systems.
• Proficiency in plumbing, including diagnosing and repairing leaks, clogs, and fixture issues.
• Proficiency in electrical work, including troubleshooting and repairing lighting, outlets, and basic electrical systems.
• Strong carpentry skills for repairs and maintenance of doors, trim, cabinets, and other structural elements.
• Hands-on HVAC experience, including troubleshooting, maintenance, and basic repairs of heating and cooling systems.
• Experience with painting and surface preparation for unit turns and general property upkeep.
• Apartment maintenance and building maintenance experience, including routine and emergency repairs.
• Ability to troubleshoot maintenance issues across multiple trades and identify effective solutions.
• Drywall repair skills, including patching, finishing, and texturing as needed.
• Mechanical aptitude and familiarity with building systems and equipment.
• Experience performing preventive maintenance to extend the life of equipment and reduce unexpected failures.
• Ability to use and maintain basic hand tools required for maintenance work.
• Strong attention to detail, organization, and record-keeping for work orders and maintenance logs.
• Ability to work independently or as part of a team, depending on the property assignment.
• Willingness and ability to participate in a rotating on-call schedule for after-hours emergencies.
• Reliable transportation to travel between assigned properties as needed, depending on site coverage requirements.

• Experience working in apartment communities, including student housing and class A properties.
• Comfort working in both older properties and newly built communities with varying building systems and layouts.
• Ability to manage responsibilities at multiple sites, including supporting another property 1–2 days per week when needed.
• Experience working under a maintenance supervisor as well as functioning as the primary or sole technician at a property.
• Strong communication and customer service skills when interacting with residents and property staff.
• Ability to prioritize tasks, manage time effectively, and handle multiple work orders simultaneously.
• Commitment to safety practices and adherence to property and equipment guidelines.
• Flexibility to perform a wide range of tasks, from detailed mechanical work to general groundskeeping and snow removal.

The work environment consists of apartment buildings in both Columbus and Athens, including classic communities, newly constructed class A properties, and student housing. You will work primarily on-site at assigned properties, which may range from smaller communities where you serve as the primary technician to larger properties with multiple technicians under a supervisor. The schedule is Monday through Friday from 8:00 a.m. to 5:00 p.m., with participation in a rotating on-call schedule approximately every four weeks for after-hours emergencies. Daily work involves moving throughout apartment units, common areas, and outdoor spaces to perform maintenance, inspections, and groundskeeping. You will use basic hand tools and standard maintenance equipment to complete tasks related to plumbing, electrical, carpentry, HVAC, painting, and general building maintenance. The environment includes both indoor and outdoor work in varying weather conditions, especially when performing landscaping and snow removal. This is a Permanent position based out of Columbus, OH.

The pay range for this position is $41600.00 - $62400.00/yr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
